The notary digital, when?

August 27th, 2009

At the meeting of May 22 Euronot @ ries have noticed from across Europe gathered to discuss the historical context in which is placed the notary public of his figure.

A survey showed that its image is a fundamental role in society. Cannot fail to ensure trust and security agreements, mortgages, etc.

However it is also clear that the relationship with customers is far detached and leads to a direct correlation of a caste in a circle tightly closed.

“It strikes me – said the notary Genghini Richard, president of Euronot @ ries – which at this critical time and to rethink the rules, disciplines as diverse as the study of public opinion and the study of economics, made the same request to notaries: to provide certainty and guarantees in a way and in new areas, especially where relationships are more risky and complex. This is the mission of the notary in the third millennium: making sure what today is certainly not. The old solutions, fails to guarantee the certainty of identity and values purely virtual, have extended the ability to know the information with a worrying compression of the privacy of citizens.

“Notaries public – continues Genghini – should be promoters and contribute to the implementation of new systems for the identification and registration of persons, buildings, businesses, which are more efficient, economical and accessible to those that exist today and are able to ensure the confidentiality and security of citizens using the Internet. The notary was born in the middle Ages and is socially as stated in the Renaissance inventor and operator of large archives of legal documents, solving the problem of certainty of the company at the time. It is clear that the information revolution for notaries is more an opportunity than a threat: a condition to learn to grasp the real depth and scope.

* The survey was conducted by ISPO, interviewed by telephone (CATI) a representative sample of the adult Italian population consisting of 801 individuals, and alongside these quantitative results of individual interviews lasting about 45-50 minutes each, with leading delegates from business, selected among lawyers, accountants, bank managers and CEOs of companies operating in our country.

As rightly stated the figure of the lawyer must remain strong and represent a point of reference to ensure some truth, but must adapt to the historical context in which they live. The era of the scribe passed. The digitization of some practices can make work more clear and streamlined to customers and to the notary.

Also another key will be linked to their data security on PCs and their legal validity. The notary (as all) will scan, like any profession is doing in these years of technological revolution.

Naples, soft loans for housing projects abandoned

August 16th, 2009

Abi and the municipal authorities of Naples have established an agreement through which popular properties will be decommissioned in 1563 and sold to the public with soft loans from the following features:

  • Rate to 2.45%;
  • Mortgage up to 80% of property value;
  • 20 years duration;

We hope this measure solves the uncomfortable situation of many Neapolitan families, especially after the economic crisis last year.

Congratulations to the municipality for making these agreements with the Banking Association.
I leave the statements of the mayor:

“This job of streamlining and clarity of the steps will help you get more directly to citizens and improve the offer – said the mayor of Naples, Rosa Iervolino – we always believe that our mandate should be to ensure the home: is true that this contrasts with the cash needs of the City, but never send anyone in the street if regularly occupies a building and is in no position to buy it. “

“We were able to clarify and foremost to increase the number of member banks – said the commissioner Marcello D’Aponte – we are sure that these rates and with the collaboration of ABI, the public will respond positively.”

Observed decline in loans from Bank of Italy also

August 3rd, 2009

As already announced by some statistics a few days ago, Bank of Italy has formalized a general decline in demand for mortgages.

2008 was a bad time for the credit application:

“As a result of lower trading volume in the residential property market, increased interest rates for much of the year and most of the criteria ’selective adopted by banks, lending for house purchase fell to 56 billion from 63 in 2007; reduction and ‘was more’ strong in the 2nd half of year * “.

Instead have been more requests for amendments to the contract of the loan. Subrogation and replacements have tripled compared to 2007.

Obvious sign of a difficult year for everyone, starting with the housing market that could not sell a lot to get to individual users to be able to pay the mortgage they had to find alternative solutions with your bank.

Now we are only half a year, but I am very curious to see the data in 2009 regarding the disbursement of loans and sales. A comparison would better understand the evolution of the real estate crisis to date.
